Where do I start?

As soon as you’ve decided that you want to start looking for a property, the first thing you should do is obtain a Agreement in Principle (AIP). It’s sometimes known as an Mortgage in Principle (MIP) or Decision in Principle (DIP) but don’t worry, they’re all the same thing! An Agreement in Principle is a document provided by a Mortgage Broker or Bank, using some of your information to confirm that you’re likely to be eligible for a mortgage and how much you can borrow. This isn’t a guarantee but it’s enough to start the process and provides a certificate that you can show to the Estate Agent (many will require this before they take you seriously).
