Finding The Right Mortgage When You’re Self-Employed

There are a lot of myths about getting a mortgage when you’re self-employed, because a lot of the guidance is centred around those that are in PAYE employment.

If you’re a contractor, freelancer or director of your own company, the amount of paperwork required, the amount you can borrow and the variety of lender attitudes around getting a mortgage can be quite daunting.

Given Bath, and some of its surrounding areas, have more self-employed people than the national average, there’s a good chance you might be dealing with this now.

The good news is the process for getting a self-employed mortgage is very similar to getting one if you’re on PAYE.

So if you are looking for help with getting a self-employed mortgage, we can guide you through the process and help show you the lenders that are more likely to help you buy the home you want, or get a great deal on a remortgage.

How Do I Get A Self-Employed Mortgage?

Step One

Gathering The Details

Firstly, you’ll tell us what kind of self-employed worker you are, to get the right documentation from you.

“Most people are either sole traders or limited company directors. With the latter, you’ll need the full set of accounts, usually for the last 2 years” says Daniel Pitman, director of Crescent Mortgages.

“For a sole trader, we’ll need their SA302 tax calculations, generally for the last two years.

Step Two

The Mortgage In Principle

If you’re buying a new property, we’ll quickly check the amount you should be eligible to borrow. We’ll issue you with a Mortgage in Principle (MIP) certificate, which shows estate agents you’re a serious buyer.

The process is very similar to getting a mortgage if you’re PAYE – the only difference is the specifics around income.

Step Three

We Submit The Application

When you’re ready to get your mortgage, we’ll research which deals you’re eligible for, and come up with a list of options to choose from.

If you’re happy with what we suggest, we’ll sort the application for you and confirm the documents you’ll need to send (or you can just drop them into our Wiltshire offices if you’re local).

Step Four

Surveys And Solicitors

The lender will then do a survey, to ensure that the property is worth what you’re paying for it.

You’ll need to hire a conveyancer / solicitor when buying a property or remortgaging, and we can help explain how to find one or suggest a few we’ve worked with before.

Step Five

It’s Time To Complete

Once the mortgage is agreed and the solicitor has finished everything on their side, they’ll organise the completion and mortgage start dates.

Then it’s just a case of exchanging contracts and completing the sale, and the keys to your new home are yours. (And we’ll put a note in our diary to check if you need our help again, to stop you accidentally slipping onto higher charges).

As we follow the rules, we have to let you know that…

Your home may be repossessed if you do not keep up repayments on your mortgage.

Frequently Asked Questions

  • Can I get a mortgage if I’m self-employed?

The short answer is: yes, of course! Some lenders have specialist mortgages for those that are self-employed, but you can apply for mortgages that those in regular employment are eligible for too.

“It’s certainly not impossible to get a mortgage if you’re self-employed,” says Kye Collier, director of Crescent Mortgages.

“There’s a few more bits of paperwork, you need a bit more history, but it’s nothing like the extreme version people imagine. The process is pretty much identical to getting a mortgage when you’re PAYE – it’s just different documents.”

While it used to be true that getting a self-employed mortgage was challenging, in recent years (as the number of self-employed has grown) the market has progressed and lenders now know that being self-employed does not automatically make you more of a risk than other borrowers.

It’s also a myth that you have to automatically pay a higher rate of interest if you’re self-employed. Providing your self-employed income is enough – you’ll have access to all the same rates as an employed person.

The goal is to give any lender confidence that you’re able to afford the mortgage repayments, especially if things like the interest rate or your circumstances change, and that’s where we can help.
